This document contains basic legal information about the operator of the online platform Flatzy.eu, contact details, and information for users, consumers, business partners, public authorities and persons who wish to report illegal content or submit a complaint.

Flatzy.eu is an online platform for publishing, searching and managing real estate listings within the European Union.

Flatzy.eu is an online technology platform and real estate listing portal.

Flatzy.eu enables, in particular:

• publishing real estate listings,

• searching for real estate,

• communication between users and advertisers,

• management of a user account,

• use of CRM functions,

• saving searches,

• displaying photographs, videos, maps and other media,

• use of paid services related to the promotion and management of listings.

Flatzy.eu is not a real estate agency, real estate agent, intermediary in the sale of real estate, auctioneer, bank, credit provider, insurance intermediary, lawyer, notary, tax adviser or construction-technical adviser.

Flatzy.eu is not a contractual party to purchase, lease, reservation, brokerage or other agreements concluded between users, advertisers, interested persons, real estate agencies, developers or third parties, unless expressly stated otherwise in writing.

The person who published or manages the listing is responsible for the content of published real estate listings, texts, photographs, videos, prices, descriptions, technical data, legal information, availability of the property and accuracy of the data.

The operator of the platform is not obliged to check in advance all content published by users. However, the operator may check, moderate, restrict, hide or remove content if there is a reasonable suspicion that such content is illegal, false, misleading, fraudulent, infringes the rights of third parties or is contrary to the rules of the platform.

If you believe that the Flatzy.eu platform contains illegal content, a fraudulent listing, a fake listing, content infringing the rights of third parties or other problematic content, you may report it using the form:

“Report illegal content”

This form is available on the relevant page of the platform or next to the specific listing, if this function is available.

The report should include, in particular:

• identification of the specific listing or content,

• a description of why the content should be considered illegal or problematic,

• any evidence or explanations,

• contact details of the person submitting the report, if necessary for further communication.

The operator assesses reports in accordance with applicable law, in particular the rules of the European Union on digital services, as well as in accordance with the terms of the Flatzy.eu platform.

Complaints, claims, objections against decisions of the platform, requests relating to a user account, paid services or content moderation may be sent to:

• the name or designation of the user,

• contact e-mail address,

• identification of the account or listing, if relevant,

• description of the problem,

• requested solution,

• documents or other supporting materials, if available.

Questions relating to payments, invoices, tax documents, subscriptions, paid services, refunds or payment problems should be sent to:

To speed up processing, we recommend providing:

• identification of the user account,

• order or invoice number, if available,

• date of payment,

• payment method used,

• description of the problem.

The operator of the Flatzy.eu platform designates the following contact point for communication under Regulation (EU) 2022/2065 of the European Parliament and of the Council on digital services (Digital Services Act):

This contact is intended in particular for communication relating to illegal content, content moderation, user complaints and communication with competent public authorities.

For reporting illegal content, we recommend using the “Report illegal content” form as a priority, if it is available next to the relevant content or on the relevant page.

Communication with the platform may take place mainly in Czech and English. Depending on the possibilities of the platform, communication may also be available in other languages of the European Union.

If the user is a consumer and a consumer dispute arises between the user and the operator of the platform which cannot be resolved directly, the consumer may contact the competent body for out-of-court resolution of consumer disputes.

This provision applies to disputes between the consumer and the operator of the Flatzy.eu platform. It does not apply to disputes between users, disputes between the buyer and seller of real estate, between an interested person and a real estate agency, or disputes arising from legal relationships in which Flatzy.eu is not a contractual party.

Use of the Flatzy.eu platform is governed in particular by the following documents:

• General Terms of Use of the Flatzy.eu platform,

• Terms of Paid Services of Flatzy.eu,

• Privacy Policy of Flatzy.eu,

• Cookie Policy of Flatzy.eu,

• rules for reporting illegal content,

• any other terms or rules published on the platform.

In the event of a contradiction between this document and other legal documents of the platform, the document that regulates the specific area in more detail shall apply.

The content of the Flatzy.eu platform, in particular graphic elements, interface, databases, texts, software, design, page structure and other elements of the platform, may be protected by copyright law, database rights, trademarks or other intellectual property rights.

Without the prior consent of the operator, it is not permitted to systematically copy, download, scrape, reproduce, make available to the public or otherwise use the content of the platform in a manner contrary to the law or the terms of the platform.

Rights to content inserted by users are governed by the General Terms of Use of the Flatzy.eu platform and other applicable documents.

The operator may update this document, in particular in the event of changes to legislation, contact details, platform functions or internal processes.

The current version of the document will be available on the Flatzy.eu platform.

The operator of the Flatzy.eu platform is European Element s.r.o., a company with its registered office in the Czech Republic.
